The Gresham Collective has sold the Load of Hay Tavern in Belsize Park as it focuses on growth of its Cork & Bottle wine bar concept.

The Grade II listed pub was sold through Davis Coffer Lyons to The Collective MJMK Partnership, which also owns the S11 Bar in Pop Brixton.

The pub is held on a Free of Tie lease at a rent of £88,000 pax and is located close to Chalk Farm Tube Station. The ground floor trading areas have seating for up to 80 people with a bar servery, disabled WC and kitchen. The basement has a beer cellar, ladies & gents WCs, office, walk in fridge and a former microbrewery. Externally, there is a decked outside seating area for a further 45 people.

Will Clayton, owner of Gresham Collective, sold the pub to concentrate on the roll out of the Cork & Bottle Wine Bar concept which now has two sites in Leicester Square and Paddington.

Keith Goodwin, an Associate Director in Davis Coffer Lyons’ pubs team said: “The Load Of Hay Tavern is a lovely property, however, it no longer matched Will’s longer term plans for his business. We are delighted to have completed the sale and wish Will every success with his other ventures.”
