The freeholds of two pubs held on long leases by regional brewers Adnams and Hall & Woodhouse are up for sale at an Acuitus auction in London on Thursday 26 May. Suffolk-based Adnams holds the lease on the Star Inn at Thaxted, Essex, until 2025. It produces a rental income of £25,000 per year and has a guide price of £325,000, which would represent a yield of nearly 8%. The country pub has parking for up to 10 vehicles and a beer garden described as “substantial”. The Ship & Shovell in London’s West End, let to Dorset-based Hall & Woodhouse until 2028, produces annual rental income of £43,500pa and has a guide price of £875,000-£900,000, reflecting a potential yield of around 4.9%. Both pubs are owned by private landlords. Acuitus auctioneer Richard Auterac said: “These assets are in very different locations but pubs remain very popular with investors and we are expecting substantial interest in both”.
