The expansion focus for St Austell both in its tenanted & leased and managed pubs is on the east, estate director Adam Luck has told MCA.

Luck said the company was increasingly aiming to ensure its tenanted and leased pubs operated in the same way as its managed houses and that learnings were constantly being fed across from both sides.

To this end the company the company is increasing its investment into its tenanted and leased pubs, with a focus on outside areas and accommodation.

St Austell was the top rated company in MCA’s Tenant Track survey and Luck said he was proud that the results reflected the strong relationship with its tenants.

He said: “Going through the Tenant Track process makes you appreciate that relationship even more but also shows you areas where you can improve. It has informed a lot of our thinking on where we can support our tenants further.

“The benefit of running a sizeable managed estate yourself is that you can bring across what you have learnt and you can better see which areas of investment are going to give the licensee the ammunition to drive sales.”

On accommodation, Luck said: “There is great potential within our estate because we are lucky enough to be in some really key tourist areas. What’s been pleasing over recent years is that we have continually grown our business out of season. That is something we are continuing to work on – both with food and accommodation offers.”

On expansion, Luck said: “We certainly don’t think we have exceeded all the potential in Cornwall but we do have some of the very best pubs. There is a lot of scope with us further to the east and that’s where I would see the growth focus being.”
